There is no town easier to plan a kitchen in than Hemel, because the New Town estates repeat. Adeyfield went up first in the early fifties, then Bennetts End, Warners End, Gadebridge and Grovehill through the decade after, and they were built to a handful of house types with the kitchen treated as a working room rather than a living one — six feet by eight, a door to the hall, a door to the dining room, and a window over the sink. Seventy years on the fixtures have usually been replaced once or twice but the walls have not moved, so you get a modern kitchen crammed into a 1950s footprint. The fix is nearly always the same: take out the wall between the kitchen and the dining room, put a proper beam in, and suddenly you have one room with space for a table, an island or a run of units long enough to cook on. Because the house type repeats, we can tell you what is load-bearing and roughly what the steel will cost before we have measured anything. Boxmoor, Apsley and the Old Town are the exception — older, more varied, often Victorian, and those want treating individually rather than by type. Either way: designed properly, one fixed price with the plumbing, electrics, tiling and making good in it, one team throughout, and the old kitchen gone the day it comes out.
